Painting El Dorado Hills homes, properly

The bulk of El Dorado Hills was built from the 1990s onward, and Serrano, Blackstone and Promontory are overwhelmingly stucco with tile roofs. The scope on a repaint here is typically full re-caulking and restoring the wood and iron detail — shutters, corbels, entry doors, railings and garage doors — that has faded well ahead of the stucco. Hillside lots add genuine height to the downhill elevations, which changes how the work has to be staged.

The jobs that come up most in El Dorado Hills

The typical El Dorado Hills project is a large two-story stucco exterior with hillside access on at least one elevation, plus wrought iron and heavy entry detail. Interior repaints in these homes tend to be large-volume work with tall stairwells.

What El Dorado Hills weather and trees do to paint

Elevation and exposure are the story here. Homes sited for the view are, by definition, sited for the sun, and west-facing hillside elevations in El Dorado Hills take about as much UV as anywhere in our service area. Wind-driven dust off the open hillsides settles heavily, so washing is essential rather than cosmetic. Nearly all of the master-planned communities operate architectural review with approved color palettes.

One thing worth checking before you get quotes in El Dorado Hills. Measure your downhill elevation honestly when you are gathering quotes. A house that is two stories at the front can be three at the back, and that changes the staging, the time and the price. Painters who find that out on day one either eat it or renegotiate, and neither is a good conversation to have mid-project.

Pricing

What painting costs in El Dorado Hills

El Dorado Hills exteriors regularly sit at the top of the regional range, for a straightforward reason: the homes are large, the elevations are tall, and a lot of them face straight into the western sun on a slope.

On a Serrano, Blackstone or Promontory home the cost drivers are complete re-caulking and restoring the wood and iron detail — shutters, corbels, entry doors and railings. Where stucco has cracked around window and door returns, that repair is a separate trade and needs doing before the painting starts. Height and slope mean staging rather than a ladder. The wall field itself is often the cheapest part; the detail and the access are what you are actually paying for. Where a typical Sacramento-area exterior runs $3,200 to $12,000 and an interior $3,000 to $13,000, El Dorado Hills homes sit toward the top of both — size, height and slope all push the same direction. Those are market-wide averages for the area, not Central Painting’s price list.

Painting in El Dorado Hills — common questions

Why is the west side of my house so much worse than the rest?

Because it takes late-afternoon sun at the hottest part of the day, and on an unshaded hillside lot there is nothing to break it. It is normal for a west elevation here to look a decade older than the north side of the same house.

There are hairline cracks in the stucco around my windows. Serious?

Usually not structural — they are typically movement cracks at the weakest point of the wall, which is the corner of an opening. They do need repairing before paint, because they are how water gets behind the stucco — that is a stucco trade rather than a painting one, and Jeff will tell you what he is seeing and who to call.

Does my HOA need to approve the colour?

In most El Dorado Hills communities, yes. You submit to your association and the work is scheduled around the approval. Jeff works within approved palettes routinely — bring him the palette and he will work inside it.

Can the whole job be sprayed since it is mostly stucco?

The field, yes. The shutters, corbels, entry door and ironwork want closer work, and those components are what people actually look at from the driveway. A quote that treats the whole house as one spray rate is worth questioning.

Our house is three storeys on the downhill side. Is that a problem?

It is a scheduling and access question rather than a difficulty. It means proper staging and more setup time, which Jeff will price openly rather than discovering halfway through.
