Why exteriors fail early in the Sacramento Valley

Three things kill exterior paint here, and none of them is the paint itself. The first is UV: south and west elevations in this valley take a punishing amount of direct sun, and they will always chalk and fade years before the north side does. The second is heat — applying paint to a wall that's sitting at 130°F in August forces the film to flash off before it can level and bond, which is how you get early peeling on the sunny side of a house that was painted last summer. The third is skipped prep over chalky old paint, which is a new coat with nothing to hold on to.

Stucco, T1-11 and hardboard all want different things

Newer tract homes across Roseville, Rocklin, Elk Grove and Folsom are mostly stucco, which benefits from a masonry-appropriate coating and, where cracks have opened up, a stucco repair by the right trade before any paint goes on. Homes built in the 1970s and 80s across Citrus Heights, Carmichael, Orangevale and Fair Oaks often have T1-11 plywood siding or hardboard, which fails at the bottom edges and around fasteners first and needs those areas primed before coating. Older neighborhoods run to real wood lap siding, where scraping and feathering matters more than anything in the can. Treating all three the same is the fastest way to a short-lived paint job.

The best months to paint an exterior here

Spring and early autumn are ideal — roughly March through June, then September into October. Summer work is entirely doable and we do plenty of it, but it means starting early and chasing the shade around the house rather than painting whatever elevation happens to be next. Mid-winter is limited less by cold than by dew point and tule fog: surfaces that never fully dry won't hold a coating.

Lead-safe work on pre-1978 homes

Homes built before 1978 may contain lead-based paint under later coats. Disturbing it carelessly is a genuine health risk, particularly with children in the house. If your home predates 1978, ask about it during your estimate — it's a normal part of planning an exterior repaint on older Sacramento-area housing stock, not a reason to panic.

Our method

How we approach exterior painting

1

Wash

The whole exterior is pressure washed to strip chalking, dirt, mildew and loose material, then left to dry fully before anything else happens.

2

Prep

Failing paint scraped back to a sound edge and feathered, bare wood and stucco spot-primed, and every joint re-caulked.

3

Coat

Two coats of exterior-grade product applied within the manufacturer's temperature window — never on a surface too hot to touch.

Exterior Painting — your questions

How long does exterior paint last in the Sacramento area?

With thorough prep and quality product, a typical exterior repaint here holds up roughly 8–12 years. South and west elevations take far more UV than the rest of the house and usually show fade first — which is why they get extra attention during prep.

Do you pressure wash before painting?

Always. Washing removes the chalk, dust, pollen and mildew that stop paint from bonding. It's included in every exterior estimate, and the surface is given time to dry properly before any coating goes on.

Can you paint in the middle of a Sacramento summer?

Yes, with sensible scheduling. We start early and work around the house so we're never coating a surface in full afternoon sun. Paint applied to a scorching wall can't level or bond properly, so we simply don't do it.

What about stucco cracks and dry rot?

Neither is painting work, so Jeff does not take it on. Stucco repair and dry rot in fascia, trim or siding are pointed out during the estimate and referred to the right trade — painting over either one only hides it until the next winter. Once the repair is done and cured, Jeff paints it.

Are estimates really free?

Yes. Every estimate is free, in writing, with no pressure and no obligation. Most are scheduled within a few days of your call or text.

Does Jeff personally work on every job?

Yes. Central Painting does not send subcontractors. Jeff is on site from the first coat to the final walkthrough on every project.

Are you licensed?

Yes — California contractors license #785742, C-33 Painting and Decorating, issued October 2000 and current and active. Central Painting also carries a $25,000 contractor's bond. You can verify all of it yourself on the CSLB website at any time.
