Pressure Washing in Greater Sacramento
Driveways, patios, siding and walkways — as prep, or on its own.

Pressure is not the same as clean
The most common damage we're called out to look at is a homeowner or a cheap crew putting driveway pressure onto wood siding or stucco. Wood furs up and splinters. Stucco loses its surface. Old hardboard soaks up water through blown seams and swells from the inside. The right approach uses lower pressure and the right cleaning agent, and lets chemistry do the work that brute force would do damage doing.
Washing as paint prep
Before any exterior repaint, washing is what removes the chalk layer that old paint sheds as it breaks down in the sun. Skip it and the new coat bonds to powder. It's included as standard in our exterior estimates rather than sold as an add-on.
Standalone curb-appeal washing
Plenty of our washing work has nothing to do with painting — a driveway and front walkway before a house goes on the market, patio concrete before a party, or years of north-side mildew off the shaded elevation of a house. It's one of the cheapest visible improvements you can make to a property.
What is included
- Driveways, walkways and patios
- House siding, stucco and brick
- Decks, fences and patio covers
- Eaves, soffits and gutter exteriors
- Pool surrounds and concrete pads
- Oil and rust stain treatment
- Mildew and algae removal
- Pre-paint surface preparation

How we approach pressure washing
Assess
Surface, age and condition decide the pressure, tip and technique — not the other way round.
Treat
Organic growth, oil and rust get an appropriate pre-treatment rather than being blasted at until something gives.
Wash
Controlled, overlapping passes with the right pressure for the material, so the surface comes clean without being etched, furred or gouged.

Pressure Washing — your questions
Do you offer pressure washing without a paint job?
Yes. Driveways, walkways, patios, pool decks, siding and fences are all available as standalone work — it's a common request before a home goes on the market.
Will pressure washing damage my stucco or siding?
Not at the right pressure. Stucco, wood and hardboard are washed at much lower pressure than concrete, with cleaning agents doing most of the work. Damage happens when one setting gets used on every surface.
Can you remove oil stains from a driveway?
Most of them, with a degreaser and hot-water treatment. Old oil that has soaked deep into porous concrete may lighten considerably rather than disappear entirely — we'll set expectations honestly before starting.
How long does a typical wash take?
A driveway and front walkway is often a couple of hours. A full house exterior usually takes the better part of a day, and then needs drying time before painting.
Are estimates really free?
Yes. Every estimate is free, in writing, with no pressure and no obligation. Most are scheduled within a few days of your call or text.
Does Jeff personally work on every job?
Yes. Central Painting does not send subcontractors. Jeff is on site from the first coat to the final walkthrough on every project.
Are you licensed?
Yes — California contractors license #785742, C-33 Painting and Decorating, issued October 2000 and current and active. Central Painting also carries a $25,000 contractor's bond. You can verify all of it yourself on the CSLB website at any time.
