How Much Does It Cost to Paint a House in Sacramento?
Published ranges, what actually drives the number, and how to compare quotes so you are comparing the same work. Updated for 2026.

Most painting websites will not put a number on a page. We will. These are the average ranges across the greater Sacramento market — Citrus Heights, Sacramento, Roseville, Rocklin, Folsom and Elk Grove — not Central Painting’s own price list. They are wide, because houses differ, but honest.
Every real price still comes from Jeff standing in front of your house. A table cannot see the condition of your fascia. But you should be able to plan a budget before you pick up the phone, and you should not have to trade an email address for a ballpark.

Seven things that change a painting quote
If two quotes for your home are thousands apart, the answer is almost always somewhere in this list.
Square footage and layout
The single biggest driver, but not a straight multiplier — a compact two-story with lots of trim can take longer than a larger, simpler single-story.
Surface condition
A sound surface needs washing and caulking. A chalked, peeling or previously poorly-prepped surface needs scraping, feathering and spot-priming, and that is labor.
Height and access
Second-story elevations, vaulted interiors, hillside lots and tight side yards all need staging rather than a ladder, and staging takes time.
Number of colors
A single-body color is quicker than body, trim, fascia and accent in four different products — each change means more cutting in and more masking.
Substrate
Stucco, T1-11, hardboard, fiber cement and real wood each need different prep and different products. Pricing them identically is how jobs get underquoted.
Paint quality
Better exterior coatings cost more per gallon and last meaningfully longer in this climate. We will show you the difference and let you choose.
Repairs found during prep
Dry rot, failed siding and larger stucco damage are quoted separately and agreed before the work happens — never added silently to the final bill.
How to compare painting quotes properly
The single most useful thing you can do as a homeowner is make three quotes describe the same job. Ask every painter to put the following in writing, and the cheapest quote will often stop looking cheap:
- Prep steps. Is the house being washed? Is failing paint being scraped and feathered? Is bare wood or stucco being spot-primed? Is the caulk being replaced or painted over?
- Number of coats. Two coats over prepped surface is the standard. "One coat should cover" is a red flag on a color change.
- Specific product. Brand and line, not "quality paint". There is a real performance difference between builder-grade and premium exterior coatings in this climate.
- What is included. Body only, or body plus trim, fascia, eaves, shutters, doors and garage door? That gap explains a lot of quote differences.
- Who is doing the work. The person quoting, or a subcontracted crew you have not met?
- License number. Then look it up on the CSLB site. It takes thirty seconds.
Where the money actually goes
On a typical residential repaint, labor is the large majority of the cost — commonly around three-quarters — and material the rest. That is why prep drives price so heavily: prep is almost entirely labor. It is also why the cheapest quote is so often the most expensive decision. Paying less to skip the wash and the scraping does not save money, it just moves the cost to the repaint you will need years earlier than you should.
When to paint in the Sacramento Valley
Exterior work is best scheduled March through June, or September into October. Summer is workable with early starts and by chasing shade around the house, but nothing should be coated on a surface too hot to touch. Midwinter is limited by dew point and tule fog rather than by cold — surfaces that never fully dry will not hold a coating. Interior work runs comfortably all year.
A note on the cheapest quote
There is always someone cheaper. Sometimes they are genuinely lean and good. Often the gap is prep that will not happen, a second coat that will not go on, or a crew that will not be the people you met. Ask the questions above, get it in writing, and check the license — and then the price you compare means something.
Painting cost questions
How much does it cost to paint a 2,000 sq ft house in Sacramento?
Across the Sacramento-area market, a typical 2,000 sq ft single-story home sees an exterior repaint somewhere between $4,500 and $8,500, and a full interior repaint between $4,500 and $9,500. Those are market averages, not Central Painting’s rates. Two-story homes sit higher because second-story elevations need staging. The spread comes down to surface condition, how many colors are involved and how much trim there is.
Why do painting quotes vary so much for the same house?
Almost always because the quotes are not for the same work. A low quote usually means less prep — no wash, no scraping, no spot-priming, one coat instead of two — or cheaper product. Ask every bidder to put the prep steps, the number of coats and the specific product in writing, and the quotes become comparable.
Is it cheaper to paint the exterior in winter?
Not meaningfully, and there is a real risk attached. Sacramento winters bring tule fog and dew points that stop surfaces drying properly, and paint applied to damp substrate does not bond. Spring and early fall are the reliable windows here.
Do painters charge by square foot or by the hour?
Reputable residential painters almost always quote a fixed price for the defined scope after seeing the property. Square-foot figures are useful for planning, but no honest painter prices a real job off a table without looking at the condition of the surfaces.
Should I buy the paint myself to save money?
Usually not. Contractors buy at trade pricing, and if we supply the product we stand behind the whole job rather than half of it. If you have a strong preference for a particular line or color, say so at the estimate and we will price it.
How much does it cost to paint kitchen cabinets in Sacramento?
Across the Sacramento-area market, kitchen cabinet refinishing typically runs $2,400 to $6,200 depending on the number of doors and drawers, whether the boxes and interiors are included, and whether open-grain oak needs filling first. That is generally around a quarter to a third of the cost of replacing the same cabinets.
Does a painted house actually add value before selling?
Exterior paint and curb appeal are consistently among the better-returning pre-sale improvements, which is why several of our long-standing clients are Realtors preparing listings. Fresh neutral interior paint and a washed driveway do a great deal for how a home shows in photographs.

Exterior Painting
Wash, scrape, prime and caulk before a drop of finish paint goes on — because in this climate the prep is what decides whether you repaint in six years or fifteen.

Cabinet Painting & Refinishing
New cabinets are a five-figure decision. Refinishing the boxes and doors you already have gets you most of the way there for a fraction of it — if the prep is done right.

Deck & Fence Staining
Decks, fences, patio covers, pergolas and gates — cleaned, prepped and sealed so the wood stops greying out and starts looking like wood again.

Pressure Washing
Correct pressure for the surface. Concrete takes what wood and stucco absolutely cannot, and using one setting for everything is how siding gets scarred.
